Sealing a leak with coating

Tracked down a leak on a low-slope roof? Clean it, tape the seams and roll on elastomeric coating for a waterproof, heat-reflective finish.

Beginner ½ day

01Find and dry the source

Trace the leak uphill from the interior stain to the highest point of water entry. The roof must be fully dry before anything goes down.

02Clean the surface

Scrub off dirt, moss and loose coating with a stiff brush. Coating only bonds to a sound, clean substrate.

03Tape the seams

Press aluminium butyl tape over every seam, crack and fastener in the leak zone. Roll it down hard so there are no air pockets.

04Roll the first coat

Apply an even first coat of elastomeric coating over the taped area, extending well past the repair. Let it cure per the label.

05Second coat, cross direction

Roll a second coat at 90° to the first for full coverage. Keep off it and clear of rain for 24 hours while it cures.
